Key Points:
- A shift in the trend: In several cities in Western Ukraine, the monthly payment on a "eOselya" subsidized mortgage has become more advantageous and cheaper than long-term rent for a one-bedroom apartment.
- Where mortgages are cheaper: The biggest difference was recorded in Uzhhorod. Buying is also more cost-effective in Lviv, Ivano-Frankivsk, and Lutsk.
- Where renting holds its ground: In Kyiv, Vinnytsia, Ternopil, Rivne, and Odesa, renting an apartment is still cheaper than the estimated monthly mortgage payment.
- The gap in frontline cities: Due to low demand, rent in regions close to the combat zone is significantly cheaper than a mortgage.
- The most expensive loan: The highest monthly payments under the program are recorded in the Chernivtsi region.
- Analysts’ conclusion: In most regions, mortgage payments exceed rent by only 10–20%.
Where is it more profitable to buy an apartment than to rent?
Analysts compared the median cost of long-term rent for one-bedroom apartments in regional centers with the estimated monthly payments under the "eOselya" program at 7% per annum.
It turned out that in a number of cities, the monthly mortgage payment is already lower than the rent. For example, in Lviv, the estimated payment under "eOselya" is 17,100 hryvnias per month, while renting a one-bedroom apartment costs an average of 19,400 hryvnias.
The situation is similar in Ivano-Frankivsk, where the monthly payment is about 14,700 hryvnias, and rent is 17,200 hryvnias.
In Lutsk, a loan payment is approximately 14,000 hryvnias per month, while rent costs about 15,000 hryvnias.
The largest difference is observed in Zakarpattia. In Uzhhorod, the median rent for a one-bedroom apartment reaches nearly 22,000 hryvnias.
